When looking to replace your sash windows, one of the factors you will probably be considering is the cost involved with having work carried out.

If your windows are rotten or damaged, then replacement may be the only option. However, if they are in a good condition and just letting in cold draughts, you may be able to repair them instead.

If cold draughts are coming in through your windows, you may be able to draught proof your existing timber windows. This is a considerably cheaper option, when compared to replacing the windows, and has a VAT rate of 5% rather than the 20% VAT for replacement windows.

Alternatively, if you want to double glaze your sash windows, assuming the window frames are in a good condition, one option is to just replace the sashes. This allows you to benefit from double glazed windows without having to replace the window frame, saving you money and reducing disruption to your home.

Comparing different prices

If you decide to replace your windows, it is important to remember that the cost of replacing a sash window will can vary greatly depending upon the specification. Various parts of the specification can affect cost, including:

  • Type of timber
  • Type of glass
  • Whether the windows are opening or fixed
  • Number of glazing bars (if any)
  • Design of the window, especially if the window is bowed or an arched sash window
  • The window finish – specialist ironmongery or bespoke paint finishes will cost more

When comparing costs from different companies is important to check whether you are really comparing like for like. For example, not all timbers have the same strength, durability and stability. Whereas European Redwood is only expected to last 5 – 10 years before requiring replacement, Accoya comes with a 50 year anti-rot guarantee. This means that if you are comparing quotes using different timbers, you will not be comparing like for like.

This will involve one of our sales surveyors visiting your property* to measure the windows, check their condition and discuss with you the different options available and what you would like from your new windows. If repairing the existing windows is an option, our sales surveyor can provide you with quotes for both repair and replace options.
