Whether you’re deciding on your first home or you’re planning to settle into a small property for your retirement, there are a number of major factors that everyone will keep in mind: how many bedrooms do you need?  Is it in a good location?  Is there a garage?

There is also a decision to be made when it comes to the building’s age.  There are some really big differences between newer builds and period properties, so you must consider the advantages and disadvantages of both options to narrow down your search.

New buildings


Many people enjoy the ‘blank canvas’ aspect of a brand new, or nearly new, home.  They offer the opportunity to really start from scratch, with little complications from previous alterations when it comes to creating the exact interior you’re imagining.

The more simple and modern designs of newer homes make them generally easier to maintain.

As virtually everything is likely to be new, from floors to hobs, you can be more assured that you’ll have fewer problems with keeping your home in working order.  Many new build homes will also come with a guarantee against the works carried out that could stretch for a decade or longer, giving homeowners the reassurance that any repairs needed within this period will be covered.

While period homes will definitely tick the boxes when it comes to reflecting our desired era, there is no doubt that new build homes will meet the grade when it comes to delivering a flawless look on both the interior and exterior of a property.

Some new build developers participate in government-backed housing schemes designed to help first-time or low-income buyers get a foothold on the property ladder.


Some homeowners feel that many modern builds lack character or charm, or that they can look similar to others.

Newer homes tend to have thinner walls, which can lead to noise issues from within the house or from neighbours. This may also become a privacy problem.

Some rooms can be on the small side.

Period buildings

Homeowners love sash windows.  A ranking of ‘The top 10 inappropriate works commonly carried out on traditional buildings’ by Royal Institution of Chartered Surveyors (RICS) put the following works in the top spot: replacing original good quality sash windows with inappropriate modern aluminium or PVC-U casements and stripping out original period doors.

With more than four million Victorian and Edwardian houses in the UK, it’s no wonder that many are keen to ensure the continued preservation of the UK’s architectural heritage.

A survey conducted by, questioning more than 2,000 people, and revealed that the appeal of properties with history swung the vote in favour of older properties for 63% of those surveyed.  The research also listed the 20 top property turn offs, revealing that plastic windows we a ‘no no’ for 16% of the buyers questioned.

Explaining just what made older properties so appealing, the more expansive rooms offered by older properties topped the list for almost half (48%) of those questioned.  This was followed by character and original features for 35% of respondents, while 15% simply stated that they weren’t keen on living on a new housing estate.

Aesthetically speaking, older homes are often beautifully constructed and boast original architectural features.  The red brick, slate roofs and sash windows of a Victorian property, for example, are inimitable for some.

They are often very solidly built, with thick walls and strong structures.

It’s also common for period properties to be more spacious, with all rooms built to a decent size.


Older buildings can mean higher maintenance. Owners should be committed and prepared for regular repairs and care across many areas of the home, indoor and out.

Period properties often come at a premium as they are popular with buyers.

They are also less energy efficient and can be very cold in winter, although measures can be taken to improve this.
